Areas of Responsibility:

To manage the team of BMS operatives who monitor the BMS for incoming alarms, perform remote fixes and raise work orders.

To identify team priorities, both short term and longer term

To ensure alignment of team’s output with project and company objectives

Identification of improvements to the system in order to reduce BMS-related plant and system failures, and to improve the efficiency of the client estates.

Identify and communicate BMS development opportunities.

Monthly client reporting.

Act as primary point of contact for BMS enquiries both from within KBR and externally.

Co-ordinate the delivery of works by contractors on the BMS e.g. BMS engineering specialist

Qualifications, Experience Skills:

At least 5 years’ experience of team management

Knowledge of Trend and Schneider Sigma BMS systems

Good basic knowledge and understanding of building plant and services

A collaborative working approach in teams comprising client, contractors and other partners on the same project

Analytical and problem solving skills

Good verbal and written communication, to all levels

Good time management skills with the ability to prioritise workloads


Evidence of managing change and improvement

Experience of using the BMS for energy reduction

Core responsibilities & duties:

Manage the use of the BMS as a tool to increase resilience and improve performance of the client’s estate

Interface with BMS operators, BMS engineers and the M&E supply chain, providing technical support.

Maintain accurate and complete records of activities and work completed by the BMS team

Develop working practices to enable the pro-active support of client estates via alarm monitoring and diagnostics

Gather and interrogate building controls technical information effectively, leading to a structured and logical outcome to the task

Provide technical assistance to introduce condition based maintenance and run time maintenance in agreed areas, using the BMS.

To assist with the management and rollout of BMS projects.

Management of energy saving initiatives by additional monitoring or modification of control systems

Use the BMS to reduce plant and system down time and the reduction of calls and associated costs

Perform updates of processes and procedures

Responsible for maintaining department and personal key performance indicators

Maintain accurate records of all tasks undertaken

A focus on customer satisfaction

Prepare detailed reports, technical communications and dashboards on work carried out and submit to Contract Manager or client

Support all BMS Operators to be fully competent in all aspects of their role including responding to alarms and carrying out remote fixes.

Manage the team and the handovers between shifts to ensure maximum efficiency of the service and effective communications between team members.

To develop and manage the team rota

Assist with training selected ICC Operators to ensure they have a basic level of comprehension and understanding of alarm monitoring for all BMS systems managed by KBR.

Special Working Conditions:

The BMS operations are provided 24/7/365.

This role requires 40 hours per week to be worked 8 hours/day Monday to Friday, between 7.00 - 19.00.

Occasional shift work may be required to cover for BMS operatives

Required to be on-call as the out of hours point of contact
